THE PROJECT
Apartments Ruhpolding, Bibelod 26. This development of studio, one and two bedroom apartments is situated in a peaceful corner of Ruhpolding village close by the River Traun, a short walk from the village centre and local ski slopes, and with views of
the nearby Bavarian Alps.

Phase 2 consists of 14 spacious freehold apartments built over three floors, with four apartments on the ground, first and second floors and two attic apartments. The studio apartments consist of hall, living/kitchen/bedroom area and bathroom. The one and two bedroom apartments consist of hall, living/kitchen/dining area, bedroom(s) and bathroom(s).

  • All apartments have balconies or terraces
  • Kitchens will be fully fitted and sold with fridge/freezer, cooker, hob,washing machine, dishwasher.
  • Flooring throughout the apartments will be carpet in the bedrooms, tiling in the bathrooms and wood floor in other areas.
  • The apartments will have double glazed windows and central heating.
  • The apartments will have lift and stair access.
  • All apartments are sold with one underground parking space and generous individual basement storage space for skis, bicycles etc.
  • All structural materials and fittings throughout will be of the highest standards.
  • The estimated completion date for Phase 2 is First Quarter 2009.

PURCHASE PROCEDURE
A deposit of €5,000.00 will secure the available apartment of your choice.
There are two ways to purchase:
1. If you release equity from your home country, 100% of the apartment purchase price plus 5% (stamp duty and legal fees) is transferred to a Notary account in your name with a local bank in Bavaria, upon signing of the Purchase Contract at the Notary office. The deposited funds will earn approximately 3% net interest for the Purchaser.
2. If mortgaging with a local bank in Bavaria, the loan to value given is up to 70%. This requires a minimum payment of 30% upfront plus 5% (stamp duty and legal fees). The funds will be transferred in stages from the bank to the Notary account, until completion of the project.

Each and every stage payment during the course of the development is released from the Notary account upon verification of construction work being completed. This verification is obtained by an independent architect who will visit the site and report back to the Notary.

EXTRA COSTS

  • There is a monthly management fee of €16 – €18 (plusVAT).
  • Community charges (e.g. refuse collection) are less than €400 per year.
  • Should you choose to rent your apartment through a rental Management Company there will be a rental management fee (decided between the Purchaser and company).

FURNITURE PACKS
Furniture packs are extra and available on request with the developers. There will be a range of furniture options available to suit your particular tastes. Bear in mind that a fitted kitchen and white goods package are included in the apartment price.
